ΠΟΛΛΑ είναι τα φαινόμενα και τα προβλήματα που παρατηρούνται λόγω της διεθνούς οικονομικής κρίσης που έπληξε και την Κύπρο.
Και ενώ υπάρχουν τα οικονομικά προβλήματα που πραγματικά δυσκολεύουν είτε εταιρείες είτε άτομα, υπάρχουν και οι περιπτώσεις εκείνες όπου κάποιοι, προβάλλοντας ως δικαιολογία την κρίση, εκμεταλλεύονται τους ιδιοκτήτες και δημιουργούν προβλήματα μη πληρώνοντας το ενοίκιο που οφείλουν.

Τον τελευταίο καιρό και ειδικότερα τους τελευταίους μήνες, εξαγγέλλεται κατά κόρο η ανέγερση πολυκατοικιών πέραν των καθοριζομένων από τα τοπικά σχέδια ορόφων που φτάνουν μέχρι 28 ή και 30 ορόφους πολλές φορές.

Επιτόκια και Τράπεζες

Με βάση στοιχεία της Ευρωπαϊκής Κεντρικής Τράπεζας (Ε.Κ.Τ) τον περασμένο Μάη, ενώ στην Ευρωπαϊκή Ένωση είχαμε μείωση, στην Κύπρο είχαμε νέα αύξηση των επιτοκίων για τα στεγαστικά δάνεια.
Συγκεκριμένα με βάση τα στοιχεία της Ε.Κ.Τ το μέσο επιτόκιο των στεγαστικών δανείων στην Κύπρο έφτασε το 4.38 το μήνα, ενώ στην ευρωζώνη διαμορφώθηκε στο 2.25%.

Μήπως τα μέτρα θα σκοτώσουν την κινητικότητα που άρχισε να παρατηρείται στον τομέα των ακινήτων;

ΤΑ ΣΤΟΙΧΕΙΑ που έδωσε στη δημοσιότητα το Κτηματολόγιο για τους πέντε πρώτους μήνες του 2010 αλλά και οι πληροφορίες που κυκλοφορούν στην αγορά είναι ξεκάθαρες σ’ ό,τι αφορά τις πωλήσεις ακινήτων, ειδικά στη Λευκωσία και Λεμεσό. Παρατηρείται σύμφωνα με τις συγκεκριμένες πληροφορίες μια κινητικότητα που μας αφήνει αισιόδοξα μηνύματα, ότι επιτέλους, αρχίσαμε αργά – αργά, αλλά σταθερά να ξεφεύγουμε από την περίοδο της στασιμότητας και να μπαίνουμε σε νέα δεδομένα.

Τα στοιχεία που αφορούν τις αγοραπωλησίες ακινήτων τους πρώτους πέντε μήνες του 2010 δείχνουν ότι υπάρχει μια κινητικότητα, αφού παρουσιάζονται 25% περισσότερες πωλήσεις από τους αντίστοιχους μήνες του 2009.
Παρά το θετικό ορόσημο που αφορά τόσο τους αλλοδαπούς όσο και τους Κύπριους αγοραστές είναι γεγονός ότι η αγορά παρουσιάζεται μουδιασμένη και οι αγοραστές επιφυλακτικοί.

ΤΑ προβλήματα που αντιμετωπίζει η αγορά των ακινήτων τόσο σ’ ό,τι αφορά τη στασιμότητα στις πωλήσεις λόγω της οικονομικής κρίσης, όσο και σ’ ό,τι αφορά τις καθυστερήσεις στην έκδοση τίτλων ιδιοκτησίας και την ψηλή φορολογία που είναι υποχρεωμένος να καταβάλλει ο αγοραστής, είναι σε όλους γνωστά.

Recently and especially during the last few months, we have seen increased announcements for the construction of apartment buildings with floors beyond those determined by the local town planning - we have seen apartment buildings of up to 28 or even 30 floors.
We carefully looked through the various City Master Plans, and especially the Nicosia Master Plan, in which there is an express provision that determines that the highest a building can go is up to 15 floors, provided that the plot of land on which it is being erected is over 1,800 square metres.

In response to the incident at the property exhibition '‘A place in the sun in London

UNFORTUNATELY, despite the fact that we have had many bad experiences when selling property to foreigners, we haven’t learnt our lesson.
We treat the subject very lightly and then when something goes wrong, we rush to deal with it, by which time it is too late.
We mention this because of the events that took place at the exhibition “A Place in the Sun” in London, when an Englishman by the name of Conor O' Dwyer protested outside the exhibition together with members of his family. O' Dwyer maintained that he bought property in the free part of Famagusta, which was sold for a second time by the developer without his knowledge and he lost money.
